00 Rizzitello Lane, Blairsville, GA 30512

Property Description

Two parcels (15 and 11 acres) combine for a total of 26 beautiful, gently laying acres with approximately 1700 feet of Barns Creek (and an adjoining branch) frontage on both sides. Electric, high-speed internet and public water accessible. A new survey was completed and filed on 8/27/24. In addition, the 15-acre parcel (before the addition of the 11 acres) had been surveyed and a layout of individual lots was drafted and soil testing was done. All of that documentation will be made available to the buyer. In addition to the cleared acreage leading down to Barnes creek, a "ridge" up a gentle slope on the north side of the property is moderately wooded with evergreen and hardwoods, great for a daylight basement/walkout terrace level home(s). The remainder of the property (beyond Barns Creek) is predominantly mature hardwoods. This area is renowned for its natural beauty and amenities. Outdoor enthusiasts can enjoy multiple pristine golf courses, fishing, boating, hiking (with a plethora of waterfalls), and pickleball. Entertainment options include Harrah's Valley River Casino in nearby Murphy and a variety of restaurants, including many excellent fine dining establishments, in Hiawassee, Young Harris and Blairsville in Georgia and Hayesville and Murphy in North Carolina. It is home to the North Georgia Mountain Fairgrounds and Anderson Music Hall, offering wonderful festivals, events, and popular musicians throughout the year. The area boasts several wineries, the Brasstown Valley Resort and the John C Campbell Folk School.
